Real Estate Powers the Economy

I wanted to take the time to summarize a note I received from my real estate broker. It is a story EVERYONE should read.

Locally in St. Petersburg (and Central Florida) we are moving into critical area of a shortage of housing available to purchase! Buyers are still out purchasing homes / condos, but fewer listings are going up on the market. Fewer home listings rather quickly translate to fewer sales. Even under quarantine, Real Estate is still considered an essential service as it is a huge driver in the economy,and it can be performed in a safe and effective manner. The current situation has just moved buyers towards online searching before exploring the properties in person. Real estate sales do not just support your local Realtor. Real estate supports the home inspector, appraiser, loan officer, title company, insurance agent, painter, plumber, electrician, general contractor, furniture manufacturer, interior designer, textile industry, movers, and on and on and on. As the number of active listings continue to decrease, so will the number of active sales.

During March, the number of properties available in the Central Florida Multiple Listing Service (MLS) dropped by 3,852 (new listings, less sales, less homes removed from the market) and it has resulted in our lowest housing inventory in over 8 years. If you desire to sell your home and you are healthy and able –THIS IS A GOOD TIME TO PUT YOUR HOME ON THE MARKET! You may think this is not a good time to sell but it is a great time to sell your home or condo with the shrinking inventory of homes available.

Buyers are actively looking, even as the available inventory continues to diminish! In Pinellas County we started the year with 2.1 months’ supply of inventory, which means if nothing else comes on the market in the next 2.1 months, there will not be any active listings for buyers to purchase! This is currently a strong sellers’ market and Buyers should be drooling over current interest rates!
